Getting Ready for a Remodeling Consultation in Clyde, NY: What to Gather, Photograph, and Decide

The first walkthrough with a contractor goes a lot further when you have done a little homework. In an older Clyde house, where one project tends to uncover the next, the difference between a vague conversation and a useful one usually comes down to a few photos, a few papers, and a short list of decisions you have already made.

Here is what we suggest homeowners gather, photograph, and decide before we come out. None of it takes long, and all of it helps you get a clearer scope and a more accurate price the first time.

Gather: The Paperwork That Answers Questions Up Front

  • Any past permits or work records. If a previous owner finished the basement or added a bathroom, knowing when and whether it was permitted tells us a lot about what is behind the walls.
  • Your survey or plot plan. Useful for anything that touches the outside, like a new entry, a deck repair, or a window change.
  • Appliance and fixture model numbers for anything you plan to keep. A vanity or toilet you are reusing sets dimensions the rest of the room has to work around.
  • A rough budget range. It does not have to be exact. A range lets us tell you honestly which parts of your list fit now and which might be a second phase.
  • Your timing. A move-in date, a tenant leaving, or family coming for the holidays all change how a job gets scheduled.

Photos let us spot likely issues before we arrive and bring the right questions. Take a few wide shots of every room on your list, then add these:

  • The electrical panel with the door open, including the label on the inside of the door.
  • The water heater and furnace labels, which show age and size.
  • Any water stains on ceilings, soft spots around a toilet or tub, or cracks in plaster.
  • The basement walls and floor below the rooms you want to change, since that is where plumbing and wiring runs start.
  • Anything that bothers you every day, even if it seems small. A sticking door or a loose railing is often a quick handyman fix we can fold into the same visit.

Decide: Three Things Only You Can Answer

You do not need to pick tile or paint colors yet. But these three decisions shape every other part of the project:

  1. Must-have versus nice-to-have. Split your list into two columns. If the budget gets tight, everyone already knows what stays.
  2. Stay or move out. Living in the house during a bathroom remodel is very different when it is your only bathroom. Knowing this up front affects the order of work.
  3. How long you plan to stay. If you are selling in two years, the right choices are different than if this is the house you plan to keep. The same goes for a rental, where durability usually beats looks.

If you have several projects in mind, our post on the order that saves you from doing work twice is a good read before the walkthrough.

What Happens at the Walkthrough

We walk each room with you, look at the areas in your photos, check the basement or attic where the work will tie in, and ask about how you use the space. Then we talk through options and where the money is best spent. Afterward you get a written scope so you can see exactly what is included, and nothing starts until you are comfortable with it.
