Kitchen Remodeling in Palmyra, NY
Narrow galley kitchens in 1800s village houses, apartment kitchens on Main Street, farmhouse kitchens and 1960s ranches in the town. We design, permit and build Palmyra kitchens.
Kitchen problems we see in Palmyra
If your kitchen matches one of these, we have fixed it before.
A back-wing kitchen
Older Palmyra houses often put the kitchen in a rear wing built after the main house, with a step down and a low ceiling. We level the floor and rework the space.
Wall between kitchen and dining
Many people want to open it. Often it is load-bearing, so it needs a properly sized beam and a permit. We handle both.
An apartment kitchen that wears out
Rentals in the village go through cabinets and counters fast. We build them stronger and simpler.
Farmhouse kitchen, no storage
Big room, few cabinets. We add a pantry wall, an island or both.

Canal town kitchens
Palmyra was settled in 1789 and boomed with the Erie Canal. About 768 of the village’s 1,637 homes were built in 1939 or earlier. Kitchens in those houses were small work rooms, and many were moved or added onto over the years.
When we open the walls we usually find patched wiring, old drain lines and floors out of level. We fix them before the cabinets go in so the new kitchen sits flat and the counters do not crack.
- Floors leveled before cabinets
- Old drains and wiring replaced
- Load-bearing walls opened with beams
Before demo day
Layout first
Decide whether the sink, range and fridge stay where they are. Moving them costs more.
Make a must-have list
Pantry, island, more counter by the stove. That list drives the design.
Village or town permit
In the village, the Village of Palmyra code office at 149 East Main Street. Outside it, the Town of Palmyra code office at 1180 Canandaigua Road. We file.
Walkthrough
We check the floor, the panel and the plumbing and measure everything.
Order before tear-out
Cabinets, counters and appliances are picked and ordered first, so the kitchen is not torn apart waiting on parts.
What to expect
Permits
Swapping cabinets in place may not need a permit. Moving walls, drains or adding circuits usually does. In Palmyra that means either the village code officer or the town code office. We check and pull it.
Older houses
Plaster walls, uneven floors and old wiring are normal here. We plan for them in the scope instead of surprising you mid-job.
Rental kitchens
Roughly half the homes in the village are rented. For landlords we suggest solid cabinet boxes, laminate or quartz counters and waterproof flooring. See our Palmyra rental renovation page.
What drives cost
Layout changes, cabinet grade, electrical upgrades and the condition of the floor. You get a written scope before work starts, and changes are priced before they happen.

What Palmyra homeowners ask
Do I need a permit for a kitchen remodel in Palmyra?
If you move walls, plumbing or add circuits, usually yes. Village properties go through the village code officer; town properties through the Town of Palmyra code office. We pull it.
Can you open the wall between my kitchen and dining room?
Often. If it is load-bearing we install a properly sized beam and permit the work.
My kitchen is in a rear wing with a step down. Can that be fixed?
Sometimes the floor can be raised to match. We look at the framing and headroom first.
Can I keep my cabinets?
If the boxes are solid, yes. New doors, counters, hardware and lighting can be enough.
Can you do the bath too?
Yes. See bathroom remodeling in Palmyra.
