Rental Property Renovation in Cato, NY
Single-family rentals in the village, farmhouses leased out on the back roads, and older homes bought to fix and resell. We do the repairs and keep owners in the loop.
Jobs Cato owners bring us
Cato is mostly owner-occupied, so a lot of rental work here is one house at a time. These are the common ones.
An inherited house turned rental
Family kept the house and decided to rent it. It needs updating to be rentable: wiring checks, a bathroom that works, floors that are safe.
A farmhouse lease out on the roads
Old farmhouses rented with or without the land. Drafty windows, a tired bath and stairs that need rails are the usual list.
Getting a house ready to sell
Paint, flooring, fixtures and the repairs a buyer’s inspector will find. We fix them before listing, not after.
Repairs between leases
Turnover in a single-family rental: patching, paint, a new vanity, doors that latch. Done so you can show it again.

A crossroads village on the rail line
The village started as Jakway’s Corners around 1805, on land set aside for Revolutionary War veterans. The railroad reached Cato in the 1800s, and the depot helped the village grow until passenger and freight service ended in 1953. The older houses in the village date from those years.
Out in the town, Census figures put the median year built at 1974, and most homes are single-family and lived in by their owners. For a landlord that means a rental here is usually a house, not an apartment block. It also means you compete with owner-kept homes, so the unit has to show well.
- Older village homes checked for wiring and plumbing
- Rentals finished to compete with owner homes
- Pre-sale fixes before the inspector finds them
What to do before we start
Tell us the goal
Rent it, sell it, or keep it rented longer. The goal decides how far the work goes.
Get us access
A key, a lockbox or your property manager. We can do the first walkthrough without you and send photos.
Sort out the permit office
Inside the village, the Village of Cato code enforcement officer at Village Hall on Millard Avenue. Outside it, the Town of Cato code office at the town hall on Short Cut Road.
Approve the scope
A written list, room by room, with one price. Nothing added without your OK.
What Cato owners should know
Two code offices
The Village of Cato and the Town of Cato each have a code enforcement officer. The town’s 2026 resident guide says all building projects require a permit there, so we check first even on smaller jobs. Electrical and plumbing changes always get the right permit.
Durable, plain finishes
For a rental we use waterproof flooring, washable paint, solid doors where they get kicked, and fixtures that are easy to get parts for. Simple, clean and easy to keep that way.
Pre-sale work
Older houses in and around the village often fail on the same items: ungrounded outlets, missing handrails, soft floors by the tub. We fix those before a buyer’s inspection turns them into a negotiation.

Do I need a permit for rental repairs in the Town of Cato?
The town’s resident guide says all building projects need a permit, so we check with the Town of Cato code officer before we start. Inside the village, we check with the village code officer.
I live out of the area. Can you manage the work?
Yes. We walk the house, send you a photo report and a written scope, and send photos as each part gets done.
Can you help me get a house ready to list?
Yes. We fix the items a buyer’s inspector usually flags and refresh paint, floors and fixtures so it shows well.
What finishes do you suggest for a single-family rental?
Waterproof plank flooring, durable paint, solid doors and standard fixtures you can replace easily. We keep it plain and tough.
Can you do work while a tenant still lives there?
Often, yes. We set times with the tenant, keep the work area closed off and clean up each day.
