Lake rentals and what they need

A lot of Fair Haven’s houses are seasonal. Here is what owners of rentals near the bay call us about.

01

A summer rental worn out by August

Weekly guests are hard on a place. Scuffed walls, broken screens, a bath vanity that swelled from wet towels. We fix it between seasons.

02

Damage found at spring opening

A closed-up cottage can hide a winter leak or a frozen line. We open it up, find the cause and repair it before bookings start.

03

An old village house turned rental

Nearly half of the homes in the village were built before 1940. Updating one for tenants means checking wiring, plumbing and the bath floor first.

04

Ready to sell a lake place

Pre-sale fixes on cottages and village houses: flooring, paint, fixtures and anything an inspector will flag.

Coal docks to cottages

Fair Haven was a working port on Little Sodus Bay. The railroad arrived in 1872, and coal came up from Pennsylvania to a long wooden trestle on the east shore to be shipped across Lake Ontario. Summer visitors rode the same trains in for the beaches. The trestle came down in 1937, and the village leaned into summer.

That history shows in the numbers. Census estimates count 823 housing units in the village, with about 40 percent vacant at any one time, most of them seasonal homes. Rental owners here need work done when nobody is using the place, and finishes that handle damp air, sand and a long closed-up winter.

How to get ahead of the season

1

Call in the fall or early spring

Off-season is when the work fits. Tell us your first booking and we plan backward from it.

2

Send access and a wish list

A lockbox code and your list. We walk it and send photos of anything else we find.

3

Check village or Sterling

Inside the village, permits go through the Village of Fair Haven code enforcement officer. Outside the village line, the Town of Sterling code enforcement office handles it.

4

Approve the scope

Line by line with one price. Changes are written up and approved before work.

Fair Haven rental details

What rental owners should know

Village permits

The Village of Fair Haven has its own code enforcement officer under its building code chapter, separate from the Town of Sterling. Cottages outside the village go to the town office. We check the address and pull what is needed.

Finishes for a lake rental

We use waterproof plank floors, vanities that will not swell, mildew-resistant paint in baths and simple fixtures guests cannot easily break. Sand and wet feet are part of the deal here.

Managing from far away

Many Fair Haven owners live elsewhere. You get a photo report before we start and pictures as the work gets done. If a manager handles your bookings, we coordinate access with them.

When should I book work on my summer rental?

Who issues permits in Fair Haven?

The Village of Fair Haven code enforcement officer inside the village. Outside it, the Town of Sterling code enforcement office.

Can you check my cottage after the winter?

Yes. We look for leaks, frozen line damage and rot, photograph it and send you a list with prices.

What flooring holds up in a lake rental?

Waterproof plank flooring is our usual pick. It handles sand, wet feet and damp air.

Can you work while the place is rented?

Small fixes, yes, if guests agree. Bigger work we schedule for the off-season.
