What comes up with Lyons rentals

Old houses and a lot of multi-unit buildings make for a specific list of jobs.

01

A two-family between tenants

One side empties out and the clock starts. We paint, patch, replace worn flooring and fix the bath so the unit can be shown again.

02

Pre-war plumbing in a rental

Most Lyons housing went up before 1939. Galvanized lines and old drains fail at the worst time. We replace them while the walls are open, not after the ceiling stains.

03

Getting ready for your license review

Owners with three or more units need a Town of Lyons landlord license. We fix the safety and maintenance items that come up so your units are in shape.

04

An as-is house to rent or flip

Prices here are low compared to the county, so buyers pick up tired houses. We walk it, write a scope and help you decide what is worth doing.

An old canal town full of multi-unit houses

Lyons grew because of the Erie Canal. The county says its population doubled in a single year when the canal arrived in the 1820s, and the big frame houses that went up afterward are still here. The town’s Lyons 2040 plan puts the median year built at 1944 and says more than 42 percent of homes were built before 1939. Many of those houses have since been split into two or more apartments.

That is good rental stock with old-house problems: plaster, knob-and-tube in places, shared basements and stairs that need to meet code. We know what to look for when we open up a unit and we price the hidden stuff honestly.

  • Separate-unit work in shared buildings
  • Old supply lines and drains replaced
  • Stairs, rails and smoke alarms checked

Keeping Lyons units rentable

The landlord license

The Town of Lyons requires an annual landlord license for owners of three or more rental units. Applications go to the Town Clerk and are passed to the Code Enforcement Officer for review, and new owners have a short window after they take title. We do not file the license for you, but we can fix the items the code office flags.

Finishes that survive tenants

Vinyl plank instead of carpet, semi-gloss paint in halls and baths, solid cabinet boxes, and standard fixtures you can buy parts for in town.

Insurance and damage repairs

Frozen pipes in a vacant unit, a tub that overflowed upstairs, a kitchen fire. We write the scope for your adjuster and make the repairs.

What Lyons owners want to know

Do I need a landlord license in Lyons?

If you own three or more rental units in the Town of Lyons, the town requires an annual landlord license through the Town Clerk. Check with Town Hall for the current rules and fee.

Who issues building permits in the old village?

The Town of Lyons code enforcement office at Town Hall, 43 Phelps Street. The village government dissolved on December 31, 2015.

Can you work on one unit while the other is occupied?

Yes. We keep the work inside the empty unit, protect shared halls and keep noise to working hours.

I live out of state. Can you still handle my turnover?

Yes. We work with your manager or a lockbox and send photos and invoices by text or email.

What should I update first in an old Lyons rental?

Safety and water first: wiring, smoke and CO alarms, stair rails and leaking plumbing. Then floors, paint and the bath.
