Calls we get from Marion owners

Marion’s rentals are mostly in and around the hamlet. These jobs come up again and again.

01

A hamlet apartment between tenants

Older houses near Main Street that were split into apartments need paint, flooring and a bath refresh before the next lease. We give you a list and a price.

02

A ranch rental showing its age

Nearly one in five Marion homes went up in the 1970s. Original baths, worn floors and worn window trim are typical. We update them with finishes that last.

03

A farmhouse rented by the room or whole

Big old farmhouses make good rentals but have old wiring and plumbing. We fix the safety items first, then the cosmetic ones.

04

Water damage after a tenant leaves

A slow leak under a sink or behind a toilet can rot a floor before anyone reports it. We cut out the damage and rebuild it right.

A food-processing town with older rentals

Marion was formed from Williamson in 1825 and named for General Francis Marion. Settlers planted orchards on its sandy hills, and the canning business grew from that. Seneca Foods bought the Marion Canning Company in 1970, and the hamlet is still home to Seneca Foods. In the 2010 Census, about 36 percent of homes in the hamlet were renter-occupied, much higher than the town as a whole.

The town’s comprehensive plan says about 26 percent of Marion housing was built in 1939 or earlier and only 6 percent since 2000. So most rentals here are older houses that need steady care. We plan work to keep them safe, rentable and cheap to maintain.

  • Safety items fixed first

Notes for Marion landlords

Permits and inspections

The Town of Marion code office requires inspections for framing, plumbing and other work before it is covered, and electrical is inspected by an independent agency that certifies it to the town. Each permit closes with a final inspection. We handle the scheduling. We did not find a rental registration program in Marion.

Durable finishes

Vinyl plank floors, washable paint, solid cabinet boxes and standard fixtures make turnovers faster and cheaper next time.

Insurance repairs

After water, storm or fire damage, we write the scope your adjuster needs and complete the repairs.

Flips and sales

For a house you plan to sell, we target floors, paint and the bath first. See our investor services.

In most cases, yes. Waterproof vinyl plank lasts longer and cleans up between tenants.
