Jobs Oswego landlords send us

A college, a lake and a lot of old houses make for a busy rental market and hard-used units.

01

The May move-out

Student leases end at once. Holes in walls, worn carpet, broken blinds and a bath that took a beating. Every unit needs to be ready for the next group.

02

Five bedrooms in an 1850 house

Old homes near campus get rented by the bedroom. More people means more wear on stairs, baths and kitchens, and bedrooms that have to meet egress rules.

03

Historic-district exteriors

The city has four historic districts. If your building sits in one, porch, trim and window work needs more thought than a quick swap.

04

Snow and ice damage

Oswego averages around 140 inches of snow a season. Ice dams and leaking porch roofs show up inside as stained ceilings and soft floors.

Rentals with a lot of history

Oswego sits where the Oswego River meets Lake Ontario, with Fort Ontario on the east bank and blocks of Italianate and Victorian homes on both sides. Many of those houses near SUNY Oswego and downtown are now student rentals, some built before the Civil War.

That age shows up in renovations: plaster over lath, stairwells too steep for today’s code, add-on baths squeezed under the eaves. We open things carefully, fix the structure first, and then put in finishes that can take a rotation of tenants.

  • Bedroom egress checked
  • Steep stairs and rails corrected
  • Baths rebuilt for heavy use

Getting an Oswego unit ready

1

Book early for summer

Most student units turn in the same few months. Get on the schedule before the last tenants leave.

2

Know your permit status

Oswego rental permits are handled by the Office of Code Enforcement at City Hall, 13 West Oneida Street. Keep yours current.

3

Have a local agent if you live away

Since 2011 the city has required owners who live more than 25 miles away to have a local manager or agent. We can work through them.

4

Send photos and the lease date

We build a scope and a price around your move-in date.

5

Get progress photos

You see each room as it gets done, without driving up to the lake.

Rental permits and inspections

The City of Oswego’s Office of Code Enforcement handles rental permits and their inspections. The application asks for bedroom count, tenant count, parking spaces, and who handles trash, snow and grass. Building permits for structural, plumbing and electrical work go through the same office.

Student rentals

We pick finishes for heavy turnover: vinyl plank over carpet, solid doors, semi-gloss on trim, and bath fixtures that are easy to repair. A bedroom added in an attic or basement has to meet egress rules, and we will tell you if one does not.

Historic districts

Franklin Square and the Kingsford district on the west side are two of the city’s four historic districts. Exterior changes there can need review. Interiors are usually more flexible.

Oswego landlord questions

Questions from Oswego owners

Can you turn several student units in the same summer?

Yes, if we plan it early. Send us the move-out dates and we will build one schedule across the units.

Who handles rental permits in the City of Oswego?

The Office of Code Enforcement at City Hall, 13 West Oneida Street. We fix the items and you or your agent deal with the permit.

My house is in a historic district. Can you still renovate inside?

Yes. Interior work is usually straightforward. If we touch the exterior we check what review applies first.

Can you fix water damage from ice dams?

Yes. We repair ceilings, walls and floors once the roof issue is dealt with, and we tell you if we see the cause still there.

Do you work in the Town of Oswego and Minetto too?

Yes. Those fall under their town code offices, not the city. We check before filing.
