Rental Property Renovation in Sodus, NY
Upstairs-downstairs apartments in village houses on Main Street, cottages near Sodus Bay rented by the week, and farmhouses out toward Alton and Wallington. We turn units over, fix damage and get places ready to sell.
Jobs Sodus landlords bring us
Year-round tenants in the village, vacationers by the bay. Different rentals, different problems.
The bay cottage between seasons
A summer of renters is hard on a place. Before the next booking it needs paint, repairs, new fixtures and a deep look at the bath.
A unit in a village two-family
Older houses in the village were split into apartments. Turnovers mean patching, flooring, and sometimes fixing a bath that was added in a hurry decades ago.
A short-term rental operating permit
The Town of Sodus requires an operating permit for short-term rentals. If the inspection turns up items like detectors, egress or railings, we fix them.
Selling a rental you are done with
We fix what a buyer’s inspector will flag and clean it up so it lists well.

Bay town, two kinds of rental
Sodus Point was the first settlement in town, in 1794, when Charles Williamson brought builders to the bay. Today the town has two villages, Sodus and Sodus Point, and tourism has grown enough that the town board passed a short-term rental law in 2023.
That law treats Airbnb and VRBO rentals as an accessory use that needs an operating permit. Meanwhile, about one in five homes in the town is renter-occupied. We work on both: weekly rentals near the water and long-term units in town.
- Short-term rental safety items
- Long-term turnovers
- Finishes picked to survive renters
Start with this
Tell us the rental type
Weekly cottage or year-round tenant. It changes the finishes and the timing we plan around.
Find your permit office
Village of Sodus and town properties use the code office at 14-16 Mill Street. Sodus Point properties go to the village code officer on Bay Street. We deal with either.
Walk-through with photos
We photograph each room and write a list of what is broken, what is unsafe and what is worn.
Pick your scope
Safety items first, then damage, then cosmetic. You decide how far to go.
Final photos
We send pictures when it is done, with notes on anything to plan for later.
What owners should know
Short-term rental rules
Town of Sodus Chapter 101 requires an operating permit for short-term rentals. We do not handle the application, but we fix the items an inspection might find and give you a written record of the work.
Lakeshore properties
Some bluff and shoreline lots sit in the Coastal Erosion Hazard Area, which has its own permit through the town and the state DEC. We check before any exterior work near the bluff.
Older village apartments
With a median build year around 1958 for the town and older housing in the village core, we expect patched wiring, old plumbing and floors that have settled. We find it early and price it before going further.
Remote owners and managers
Many bay owners live elsewhere. We work through your manager or a lockbox and send photos instead of making you drive up.

Do I need a permit to run a short-term rental in Sodus?
Yes. The Town of Sodus requires an operating permit for short-term rentals under Chapter 101. The code office on Mill Street handles it. We can make the repairs it calls for.
Who handles permits in Sodus Point?
The Village of Sodus Point has its own code enforcement officer at Village Hall on Bay Street. The Village of Sodus and the rest of the town use the office at 14-16 Mill Street.
Can you turn a cottage over between bookings?
We plan the work into the gaps you have open and send photos when done. The sooner we see the place, the more we can fit in.
What if a tenant files a complaint with the town?
