Projects that start here

Butler is small and rural, and the remodels follow the houses. These come up again and again.

01

Farmhouse rooms chopped up

Small parlors, a back kitchen, a woodshed turned into a room. Opening one or two walls and redoing the floors can make the first floor work for today.

02

Bought cheap, needs everything

Homes in Butler sell for less than the county median, so buyers take on big to-do lists. We put the rooms in a sensible order and work through them.

03

Manufactured home that feels worn

New flooring, interior doors, trim, paint and a bath can change how a manufactured home lives without touching the structure.

04

Getting a farm home ready for the next generation

Parents moving to the first floor, kids taking over upstairs. We rework bedrooms, baths and storage so both fit.

The Butler countryside

Ridges, muck and small farms

Butler was split off from Wolcott in 1826. An 1877 county history described it as rolling ridges running north and south with good grassland in between, lower ground that ran to muck, and farms of about a hundred acres. The town’s 37 square miles still hold fruit and dairy farms, with Cayuga County on the eastern line.

Those farmhouses were built with what was on hand and added onto as families grew. Lower, wetter lots mean damp basements and sills. On a whole-house remodel, we deal with moisture and framing first, then finishes, so the new rooms stay dry and flat.

  • Moisture checked before new floors go down
  • Older rooms brought up to the rest of the house
  • Electrical updated room by room

Planning a Butler remodel

1

Rank the rooms

Write down every room you want to change and put them in order. We can phase the work if needed.

2

Check the basics

Roof, water, septic and panel. Those can change what makes sense to do inside first.

3

Permits through the town

Butler has no village of its own. Permits come from the Town of Butler code enforcement officer, reached through the town hall at 4576 Butler Center Road. We file them.

4

Walkthrough and written scope

We look at every room and give you a line-item scope with one price.

5

Plan where you will live

We work floor by floor or room by room so you can stay home through most of it.

Butler remodel notes

Things to know

The Butler code office

The town’s code enforcement officer covers the whole town, including the hamlets. The town says even a shed converted to living space needs a building permit and has to meet New York code. Moving walls, plumbing or wiring in your house is the same. We find out what applies and handle it.

Town hall hours are short

The town hall is open only a few days a week, so permits take planning. We get the paperwork in early so it does not hold up your project.

What drives the price

Moving walls, how much wiring and plumbing needs replacing, the condition of the floor framing, and the finishes you pick. You see each of those on the written scope.

Nearby

We work in Wolcott, Savannah, Rose and Galen, and across the county line into northern Cayuga County. See the Wolcott home remodeling page if you are closer to the village.

Butler home remodeling questions

Butler questions

I live in South Butler. Do I get my permit from the village?

No. South Butler and Butler Center are hamlets, not villages. Permits come from the Town of Butler code enforcement officer.

Can you remodel the inside of a manufactured home?

Yes. Floors, doors, trim, baths and kitchens. We respect how the home was built and do not cut into structure that should not be cut.

My farmhouse basement is damp. Should I fix that first?

Yes. Water problems below will show up in new floors and walls above. We look at grading, gutters and the foundation before finishes.

Can you work on one floor while we live on the other?

Yes. We set dust walls and keep a clear path, and plan the work so you always have a working bathroom.

Do you take on several rooms at once?

That is what home remodeling is for us. One plan, one schedule, one contact.
