Rental Property Renovation in Clyde, NY
Upstairs apartments over storefronts near the square, two- to four-unit houses on village streets, single-family rentals out in Galen. We turn units and fix buildings so they rent and pass inspection.
What Clyde owners run into
Clyde’s rental housing is old and mixed. These are the calls we get from owners.
Three- and four-unit houses
Old houses cut into apartments. Shared stacks, old wiring and tired stairs. We fix what the units share, not only what tenants see.
Property maintenance notice
The village has been tightening its property maintenance rules. If you got a notice, we can make the repairs and document them.
Apartment over a downtown storefront
Narrow stairs and old plumbing above a business. We plan the work around the shop below.
Bought it to flip
Village values have gone up. We focus pre-sale work on what buyers and inspectors look at.

Old multi-unit houses by the canal
Census counts for the village show about 48 two-unit homes and more than a hundred units in three- and four-unit buildings, plus apartments in the downtown blocks. Almost half of Clyde’s housing was built before 1940, much of it when the canal and the glass works brought workers to town.
Old houses split into units wear fast. The plumbing, wiring and fire separation were added after the fact. On a turnover we look at those, because a cheap paint job over a weak stack ends up as a ceiling in the unit below.
- Shared plumbing and wiring checked every turn
- Stairs, rails and smoke alarms reviewed
- Water damage traced to its source

Owning rentals in Clyde
Village rules
The Village of Clyde has a property maintenance chapter in its code, including rules on drainage and how roof water is carried away from buildings. We did not find a rental registration program like Oswego’s or Fulton’s. We check with the code office on each job.
Durable finishes
Waterproof plank flooring, scrubbable paint, solid doors and hardware you can match next time. It keeps every future turn cheaper.
Insurance repairs
Water from an upstairs unit is the most common claim we see in multi-unit houses. We document it, write the scope for your adjuster and rebuild.
More for investors
