Rental Property Renovation in Oswego County, NY
Student houses in Oswego, two-families in Fulton, canal-village apartments in Phoenix and farmhouse rentals around Hannibal. We turn and repair rentals across the western half of the county.
Different towns, different rentals
Oswego County has two cities, ten villages and 22 towns. A rental in each one comes with its own list.
City units with permit rules
Both Oswego and Fulton run rental permit programs with inspections. Getting a unit ready for one is its own kind of job.
Student turnover by the river
Houses near SUNY Oswego are rented by the bedroom and turn over in a rush every summer.
Village multi-units
Phoenix and the other river villages have old houses split into two to nine units, with shared basements and stacked baths.
Rural singles and farmhouses
Out in the towns, rentals are single homes on wells and septic, far from where the owner lives.

Old houses and lake weather
Oswego County’s housing runs from Victorian, Greek Revival and Second Empire homes in the cities to farmhouses and newer ranches in the towns. Roughly a quarter of occupied homes in the county are rented, according to Census figures published by Operation Oswego County.
Then there is the snow. The City of Oswego averages around 140 inches a season, and Fulton dug out from more than two feet in a single lake-effect storm in early 2026. Ice dams, wet ceilings and rotted entry steps show up on almost every rental we see in the county.
- Ice-dam and leak damage repaired
- Entry steps and rails rebuilt
- Old wiring and plumbing updated
Know your code office

Office of Code Enforcement at City Hall, 13 West Oneida Street, which also runs the rental permit program.
City of Fulton
Bureau of Code Enforcement at the Municipal Building, 141 South First Street, also home to Fulton’s rental permits.
Villages
Some villages run their own code office, like Phoenix at 455 Main Street. Others share with their town.
