Rental Property Renovation in Huron, NY
Weekly bay cottages, year-round single-family rentals and manufactured homes on country lots. We turn them over, fix them right and keep you posted when you are not here.
What Huron landlords call about
Rentals here are a mix of vacation cottages and long-term homes. The problems are different for each.
Getting a cottage ready for the season
After a winter closed up, a bay rental can have a soft floor, a tired bath and a deck rail that wobbles. We work through the list before your first booking.
Wear from a summer of guests
Sand, wet towels and full houses take a toll. We swap worn flooring for vinyl plank that shrugs off water and fix what guests broke.
A long-term tenant just moved out
Paint, patch, flooring, fixtures and a deep look at the bath. We give you a make-ready list and a price so the place can be listed again.
Bought a fixer to rent or flip
An older house or manufactured home bought as-is needs a clear scope. We walk it, write down what it needs, and you decide what to do now and what to skip.

Built around the bays
The Town of Huron’s waterfront plan notes that property owners and transient renters share the bays for boating and fishing, and nearly every waterfront house has its own dock. That is the vacation rental side of Huron. Away from the water it is farm country, and long-term rentals there tend to be single-family houses and manufactured homes rather than apartment buildings.
For you that means two kinds of jobs: fast spring and fall work on cottages between seasons, and steady repairs on year-round houses. We schedule cottage work around your bookings and send photos so you can approve things from wherever you are.
- Work timed around your booking calendar
- Photo updates instead of drive-ups
- Durable, easy-to-clean finishes
How a Huron make-ready starts
Send us the access details
Lockbox code, property manager contact, or a neighbor with a key. We can walk it without you there.
Get a punch list with photos
We document what we find, room by room, and mark what is urgent and what can wait.
Approve the scope
You pick from the list. We price it in writing before any work.
Permits where they apply
Most turnovers need none. Electrical, plumbing changes and structural repairs go through the Town of Huron building department on Lummisville Road, and we file them.
Final photos and walk-off
You get photos of the finished work so you can list or book with confidence.
What helps a Huron rental last
Seasonal cottages
Lake air and closed-up winters are hard on houses. We look for moisture at the sills and under the bath, use vinyl plank and solid-surface or laminate counters that handle wet feet, and pick fixtures you can get parts for later.
Insurance claim repairs
Burst pipes in a winterized cottage and storm damage happen out here. We write a detailed repair scope you can hand your adjuster and do the repairs once the claim is approved.
Working with your manager
If a property manager runs the place, we coordinate with them directly on access and scheduling and send the same photos and invoices to you both.
Flips and pre-sale work
If you plan to sell, we focus on what buyers notice: floors, paint, the bath and the kitchen. See our real estate investor services for more.
Other work in Huron
Landlords in Huron ask
Can you work on my bay cottage while I live out of the area?
Yes. Many of our rental owners are not local. We get access from you or your manager, send photos as we go, and do the walk-off on video or by photo if you cannot be there.
When should I book spring cottage work?
As early as you can, before your first guests. Call us in late winter so we can walk it, price it and get on the calendar.
Does Huron require a rental permit or inspection?
We did not find a rental registration program for the Town of Huron. Building permits still apply for electrical, plumbing and structural work, and we pull them through the town building department.
What flooring holds up best in a vacation rental?
Waterproof vinyl plank in most rooms and tile or vinyl in the bath. It handles sand and wet feet and is easy to replace a section of later.
Can you repair a manufactured home I rent out?
Yes. Soft floors, doors, baths and paneling in manufactured homes are regular work for us.
