Basement Finishing in Cayuga County, NY
Fieldstone cellars under old village houses, block basements under 1970s raised ranches, damp ground near the wetlands. We finish the ones that can be finished and tell you straight about the ones that cannot.
Basements we walk into
Not every basement here should be a bedroom. These are the ones we see most.
The old stone cellar
Pre-war houses in the villages often sit on stone. It can be cleaned up, sealed and used for storage and laundry, but it rarely makes a good bedroom.
Damp in spring
Snowmelt and spring rain push water at the walls. Drainage and sealing come before any drywall.
Block basement, ready to go
Newer homes with dry poured or block walls are the easy ones: insulate, frame, wire and finish.
A bath and a bedroom down there
Families want a guest room or a spot for a grown kid. That means an egress window, a drain plan and a permit.

Where the lake shows up downstairs
Cayuga County’s own hazard plan notes that its northernmost part, the strip along Lake Ontario, gets the most snow in the county. In February 2014 a lake-effect band dropped two feet or more in a narrow area from Fair Haven toward Martville.
All that snow melts. In March and April it is pushing on foundation walls in Sterling and Ira, and further south the ground near the Montezuma wetlands sits wet. We look at grading, gutters and the walls first. If the basement is not dry, we say so before you spend on finishes.
- Grading and downspouts looked at first
- Insulation that handles damp walls
- No wood or paper against concrete
Before you frame anything
Watch it through a spring
Note any water, stains or musty smell after snowmelt and heavy rain. Tell us what you saw.
Decide how you will use it
Family room, bedroom, office, bar or bath. A bedroom needs an egress window.
Get the right code office
Finishing a basement is an alteration and needs a permit. Sterling’s code office on State Route 104A covers that town; villages like Fair Haven, Weedsport and Port Byron have their own officers.
Walk it with us
We check moisture, ceiling height, the panel, ductwork and where a bath drain could go.
How we finish them
Egress windows
A bedroom below grade needs a window big enough to climb out of, with a proper well. We cut it in, frame it and get it inspected.
Bathrooms below the drain
If the main drain leaves above the basement floor, a basement bath needs a pump system. We plan that up front so it is not a surprise.
Heat and air
Older houses in the county may have a boiler or a furnace that was never sized for a finished basement. We check whether the space can be heated before we close it in.
Ceilings and ductwork
Low beams and ducts are common in older basements. We box them neatly or use a drop ceiling where you still need access to valves and wiring.

Basement questions
Can a fieldstone basement be finished?
Partly. We can seal, light and floor it for storage, laundry or a workshop. For a bedroom or living space, stone walls usually hold too much moisture.
Our basement gets wet in spring. Can you still finish it?
Not until it is dry. We look at grading, gutters and the walls, and fix the water first.
Do I need a permit to finish my basement in Weedsport?
Yes. The Village of Weedsport code officer works out of the village office on South Street. We handle the application.
Can you put a bathroom in the basement?
Usually. The question is where the drain can go. If it is too low, we add a pump system.
Do you cover Auburn?
No. We work northern Cayuga County only, from the lake shore to the canal villages.
