Pre-war house, patched plumbing
More than a third of the homes in Cayuga County were built in 1939 or earlier. Their baths have been redone in layers, and the drain under it all is usually original.
Cottage shower that never dries
Places on Little Sodus Bay and the Sterling shoreline often have a small stall, no fan and a floor that has taken on water for years.
Manufactured home bath
Mobile and manufactured homes are common out in the towns. Their baths use lighter floors and odd-sized tubs, so the rebuild needs its own plan.
Farmhouse with one bath
Old farmhouses from Victory to Brutus often have one bath for the whole family, sometimes off the kitchen. We rebuild it or find room for a second inside the house.
Three kinds of ground in one county
The north end of Cayuga County runs from the bluffs at Fair Haven Beach State Park down to the Erie Canal at Port Byron, with the Northern Montezuma wetlands spread across Victory, Conquest and Mentz in between. Each brings its own trouble for a bathroom.
Near the lake it is moisture and a house closed up all winter. Near the wetlands it is damp basements under the bath. In the canal villages it is old houses with tight framing. We open the walls and the floor, find out which one you have, and fix it before the tile goes on.

First moves for a new bath
Know who issues the permit
Permits come from your town or village, not the county. The Town of Sterling code office is at 1290 State Route 104A and covers Martville; the Villages of Fair Haven, Weedsport and Port Byron each have their own code officer.
Decide what stays
Same layout, or move the toilet and shower? Keeping the plumbing where it is keeps the cost down.
Check the floor
Bounce on it. Look at the ceiling below. A soft floor by the tub tells us a lot.
Have us walk it
We look at the drain, the vent, the electrical and the framing, and measure everything.
Choose before demo
Tile, vanity, fixtures and glass are picked and ordered before we tear anything out.

Permits by town and village
Cayuga County does not issue building permits. In the Town of Sterling, the code enforcement office handles alterations to existing buildings and asks for a sketch and a materials list. The villages run their own offices. We put the paperwork together and meet the inspector.
No liners, no overlays
We remove the old tub or shower and everything behind it. You get new waterproofing and new tile or a solid surround, not a shell over the old problem.
Seasonal places
If the bath is at a cottage you close for winter, we plan the work for when you are not using it and make sure the new plumbing can be drained before a freeze.

Martville is a hamlet in the Town of Sterling, so it goes through the Sterling code enforcement office on State Route 104A.
